A situation where a landlord was not able to fulfil their duty under a lease is when I was filing an eviction petition, I found that the tenant did not deposit the rent of one month and filed an application before the rent controller just allowing to deposit the rent and extend the time being. After the permission was granted and the tenant was allowed to deposit the amount there was a calculation mistake which took place and there was difference found in it later on. Again the tenant was allowed to make submission of the amount of difference and did ask the landlord to give details of the bank account number to the tenant with security of u/s 14(2) ("7 Things You Should Know About Tenant Rights", 2018).
